How to add value to your property

Here in this short read you can find out how to add value to your property...

Your property is one of the biggest investments that you will make so why not ensure that you are maximising the profit you can make when you sell it?

Here are our top tips for adding value to your property in Denbighshire and Conwy.

Renovate your kitchens and bathrooms
Ask any property developer what the most important rooms in a house are and the answer will always be the same, kitchens and bathrooms.

If you can only afford to upgrade one room then your kitchen should definitely be the one you go for. It doesn’t have to be eye wateringly expensive. Consider painting your cabinets and replacing the worktops and tiles to give your kitchen an inexpensive makeover.

Bathrooms should always be next on your list for a facelift. A fresh, white bathroom suite is generally more popular than a coloured one but if your budget doesn’t stretch to replacing the suite even a coat of paint can make a huge difference to a tired room.

Extend or convert
Adding an extension to your house will not only create more space but can also add value to your property.
If an extension is not possible consider converting loft spaces or your garage into an extra room, it can add up to an extra 20% to the value of your property!

Ensure your house is structurally sound
Any structural problems that are identified during a survey can be used by buyers as leverage to negotiate the price down as they will have to pay to fix the problems. Ensure you fix any problems before putting your house on the market to increase your chances of achieving your asking price or higher.

Treat your garden like another room
Post-pandemic buyers value outdoor space, therefore sprucing up your outdoor areas can add easily value to your property.
Creating a cosy outdoor entertaining space is easy. Just add some garden furniture, a firepit, and a bit of shelter to encourage your potential buyers to envisage themselves spending long summer evenings relaxing in your garden.
If you can’t afford to stage an entertaining area, at least make sure that your garden is clean and tidy. Gardens that look like jungles tend to put buyers off!

Kerb appeal
First impressions matter. Make sure the front of your property is clean and tidy.
Consider replacing your front door if it is old and worn, make sure paths are weeded and in good condition and that hedges and grass are neatly trimmed.

Go green
As energy prices rise so does the desirability of properties that are environmentally friendly and cheaper to run.
Solar panels, electric car charging points, and good insulation can all help your property to stand out in the current market and as a result, achieve a higher selling price.
