Set a budget – Set your budget and make a list of priorities eg, number of bedrooms, garden, garage etc. Make sure you can afford the extra costs as well as the monthly rent.
Find your area – Look at the area before you rent a property, check out the neighbourhood and see if you like it, check out schools if you have children, public services and amenities.
Know your rights – Make sure you understand your rights as a tenant in Wales. The Renting Homes (Wales) Act 2016 tells you what to expect. Check out the link below for further tenants guidance

Book a viewing – Checkout the latest properties available and book a viewing. Our standard procedure at LL Estates is that you will be given a time slot on a set day to view. If you want to express your interest in the property then you will be invited to complete an application form.
Applying for the property – Once you have completed a pre application form we will then contact the landlord and make them aware of the interest and submit the application form/s to the landlord to make a decision. The successful candidate will then be asked to complete a full application and provide a copy of a credit report. You will also be asked to pay a holding deposit which can be any amount up to a maximum of the equivalent of one week's rent. Credit and referencing will then take place.
Sign the contract – Once you have passed all our checks you will then be asked to sign the contract, see the link below for the template of the standard occupation contract.

Move in – Before you move in, we recommend that you take out contents insurance to cover your own possessions. An inventory/schedule of conditions describing the present condition of the property will also have been prepared with supporting photographs. You will receive a copy of this within your welcome pack.
During the tenancy
Pay Rent on Time – Make sure you pay your rent on time every month.
Tell us about problems – If anything needs fixing, like a faulty boiler, tell us right away, we have a dedicated management hub and a 24 hour emergency line.
Be a good neighbour – Always be respectful and considerate to your neighbours.
Keep the property clean – Make sure you keep the property clean and tidy and take good care of it. As part of our management duty we will complete property inspections every six months, completing a report with photographs which will be sent to your landlord.
Ending a Tenancy – We will write to you a couple of months prior to the end of your contract to ask whether you would like to extend your tenancy or vacate. Once this has been decided we will then take appropriate actions.
Moving out - Before moving out, we will arrange to visit you to go through your obligations before you move out. This will give you an opportunity to have a discussion with us and we can answer any questions you may have.
Deposit Refund – For managed properties, we will undertake a final inspection once the keys have been returned. You are expected to leave the property in the same condition as you found it, allowing for fair wear and tear. If this is the case, your deposit will be refunded to you in full.
