A good estate agent knows that when the 'SOLD' sign goes up there is still plenty more for them to do. In fact, the business of making sure that an agreed sale goes through to a successful moving day is one of the key things that makes one agent stand out from another.
That's why we have a Dedicated Transaction Manager, whose sole job is to get everyone to the point where the keys are handed over. Sabrina Devlin is perfect for the role and as she is such an important member of our team we thought you should know a bit more about her and what she does.
All-round experience
Born and bred in North Wales and currently living in Rhos on Sea, Sabrina joined LL Estates in 2016 working in the financial department. After six months she moved over to sales and lettings and spent four years there.
Having built up a solid background and knowledge of these areas and the day to day running of the business, she then moved on to sales progression. "This is where I found my passion," Sabrina says, "spending my days chasing buyers, sellers and solicitors!"
Sales Progression
It's surprising that some estate agents don't even have a specialist whose job is to make sure a sale doesn't 'fall through'. Those that do often call it 'sales progression' although we think that Dedicated Transaction Manager is a much better title - it really gets across how Sabrina is fully focused on what needs to be done.
"I love that every day is different and you never know what that day will bring," she explains. "I love meeting new people and helping them through difficult situations."
Clear lines of communication are vital when your job is making sure all parties involved in a property sale have the documentation and information they all need at exactly the right time. Even though Sabrina has her own area of operations, it still requires everyone in the company to have the same objectives.
"We are all very similar people, which I feel plays a huge part as we can all work together closely as a team," Sabrina points out.
The Rottweiler!
One of the things that makes LL Estates unique is that the areas we cover have a wonderful selection of locations of natural beauty.
"Abersoch beach is a place that I enjoy spending time at weekends," Sabrina says. "I love paddle boarding and take my maltipoo Cooper, a Maltese terrier/Toy Poodle."
However, at work Sabrina is known by a nickname that calls to mind a very different breed...
"People call me 'the Rottweiler' because I will call a solicitor 10 times a day until I get an answer back," she laughs. "If they say they are going to call me back and they don't, they will get told when I eventually get through to them!"
"I continue to chase a sale until I get the update that is needed for both seller and buyer."
It's that kind of dogged determination that highlights exactly why Sabrina has found her perfect role in the property sector and at LL Estates.
"Every day I deal with difficult situations but the good news always overcomes the bad news. There is no better feeling than knowing you did everything you could have done to save a sale and then we finally get a completion date agreed."
