In most areas of work things generally start to slow down the nearer we get to Christmas. It's not necessarily that there's actually less to do, it's just that all the planning for the festivities needs doing and the pressures start to build up.

As we approach the big day the property market does slow down, because let's face it who wants to go on a viewing on Christmas Eve?

However, things pick up again very quickly - probably a lot faster than most potential buyers and sellers think.

Boxing Day

Rightmove is the UK's biggest property portal and so it reflects the way the property market moves quite accurately. For the past few years the company has been pointing out that Boxing Day is becoming increasingly important - last year visits to its site on that day were up by 46% compared with the same day a year earlier, and that was on top of a 54% increase on the previous year to that!

A year ago there were more than 51 million visits to Rightmove between Boxing Day and the first working day of the new year, proving that buyers shake off Christmas and get down to business at the first opportunity.

Property prices in Wales have pretty much held up on last year, with Rightmove's latest data showing that they actually increased year on year in December by 0.1%. Together with better mortgage deals coming along all the time, it's a certain bet that this year Boxing Day will most likely be yet another record beater for online property searches.

Estate Agent presents?

So what does an estate agent want for Christmas? Well, many a satisfied customer has shown us their appreciation via the tried and tested method of chocolate confectionery J

However, all we really want for Christmas is for you to be happy and for us to have done our job well enough to make that happen!

We've actually had a really nice early present along those lines already this year. The Best Estate Agent Guide (www.bestestateagentguide.co.uk) is one of the most highly regarded organisations in the UK property sector and it recently named us as "one of the top estate agents in the country."

This year's BEAG Awards was the biggest assessment of any UK industry and it covered property marketing, customer service and results. Being ranked within the top agents in the entire UK for our sales results, marketing and levels of customer service by meeting the incredibly high standards that entails really was the best early present we could have hoped for.

Helping buyers find their new dream home is a reward in itself and the job satisfaction it gives us is beyond compare. Likewise making the whole process of selling your home as stress-free as possible is something that makes us so happy.

So, apart from chocolates and Awards the best Christmas present you can give an estate agent is good feedback! Our ESTAS and Google reviews show us how important our hard work is to our clients all year round and they really do mean a lot.

We wish you a Happy Christmas and a wonderful New Year. I hope we can help make your property dreams come true.
